Offering Strategy

To be Sold Subject to a Minimum Bid of $25,000, Subject to Court Approval - This property will be sold subject to a $25,000 reserve subject to the approval of the 235th Judicial District Court, Cooke County, Texas, Case No. CV21-00066 and the Terms of Sale. This is an online auction event. Bidders are required to sign documents and deposit funds in advance of the auction.  Bidders are also encouraged to ask questions in advance of auction day.

In order to bid each bidder must wire or deliver a Cashier's Check for $5,000 as the initial earnest money deposit to Gainesville Title Company before being approved to bid. The deposit will be returned to the unsuccessful bidders.  The successful bidder will increase its earnest money to 10% of the Purchase Price by noon on the fifth business day following the auction. (2) You will also email the Auctioneer a copy of the driver’s license for each buyer who will be signing the bidding documents,

(4) Then the Auctioneer will send you via DocuSign the Auction Bidder’s Affidavit and Auction Purchase and Sale Agreement to complete and sign online with electronic signatures. Both of these documents are provided in the Bidder’s Information Packet.

(3) You will then wire $5,000 to Gainesville Title Company as your auction deposit,

Once the bidding documents are received and reviewed, and your auction deposit wire transfer is received by Gainesville Title, you will be sent an approval and bidder’s number and will then be able to place bids either through the button on the property information page for this property or by using the Fine and Company App which is available from the Apple Store or Google Play Store free of charge.
