Offering Strategy

To be Sold Without Reserve, Subject to Court Approval - This property will be sold without reserve subject to the approval of the 235th Judicial District Court, Cooke County, Texas, Case No. CV19-00058 and the Terms of Sale. This is an online auction event. Bidders are encouraged to ask questions in advance. 

Proof of funds is required to bid no later than 24 hours prior to the auction. The winning bidder must make a 10% earnest money deposit by 2:00 p.m. on the first business day following the auction with Gainesville Title Company. Closing will be approximately 30 days following the auction.  See Bidder's Information Packet for more details.

Inspection Dates

ADDITIONAL INSPECTION DATES ADDED: March 16 and March 17 from 5:00 – 6:00 p.m. SHARP!  

On these dates representatives of the auction company will provide access to the property and be available to answer questions.    

Masks, Registration, and an acceptable form of government-issued photo identification are required by all persons attending any and all property viewings.

BIDDER REGISTRATION: REQUIREMENTS TO BID ONLINE: This is an online auction. To register and participate in the auction each bidder must follow the procedures below:

(1) register by clicking on the “register to bid button” on the property page at www.fineandcompany.com

(2) Once you have registered on the website, the Auctioneer will email the bidder a Bidder’s Information Packet which includes the Auction Bidder’s Affidavit and Auction Purchase and Sale Agreement

(3) You will then email us proof of funds of no less than $10,000 from a bank or credit union account,

(4) Then the Auctioneer will send you via DocuSign the Auction Bidder’s Affidavit and Auction Purchase and Sale Agreement to complete and sign online with electronic signatures. Both of these documents are provided in the Bidder’s Information Packet.

(5) You will also email the Auctioneer a copy of your driver’s license. Once the documents are received and reviewed, approved bidders will be sent an approval and bidder’s number and will then be able to place bids either through the button on the property information page for this property or by using the Fine and Company App which is available from the Apple Store or Google Play Store free of charge. See Bidder’s Information Packet or contact us for more information. All documents must be received no later than 9:00 a.m. Central Time (CST) on the day of the Auction. The Bidder’s Online Bidding Affidavit certifies the winning bidder authorizes the Auctioneer to fill in the purchase price and calculate the earnest money in the winning bidder’s Purchase and Sale Agreement following winning the bid.

This will be bid in an on-line only auction.
